In 1936, Jersey Village was nothing more than a dairy farm in Harris County. F&M Dairy was owned by Clark W. Henry who raised Jersey cattle. Several people moved onto his ranch land and were hired as helping hands, and several residencies were formed.

As Henry aged, his health declined. He stopped ranching and donated his land so that it could become a residential community. With the land and financial donation of Mr. Henry, members of the Garden Oaks Baptist church started developing the community; in 1954, the first family moved in.

The area had five miles worth of streets, including water services, gas, and sewage. There were only a few houses at first on Jersey Drive, but soon more people moved in and built houses. By 1956, there was a school, an 18-hole golf course, a volunteer police force, and a city park. With these amenities, it was decided to finally incorporate Jersey Village into a city rather than letting it be assimilated into Houston Property.

The growth of Jersey City was only just beginning. In 1961 it had just shy of 500 residents, and no more amenities than there were at its incorporation. In 1972, Jersey Village got its first city hall building. Shortly after, an auto mechanic shop came on the scene, a park pavilion was built, and they expanded on the fire department building. New laws were passed to give the members of Jersey Village more power over taxation and government, and by 1990, it had grown to nearly 5,000 residents.

There are 26 percent more homeowners in the city limits than renters, but the percentage of homeowners is lower than the nation’s average. There, 51 percent of the community owns a house compared to 65 percent of the nation’s average.

On the flipside, renting is way up for this little Houston suburbia. Forty-five percent of the community choose to rent, which is much higher than the national average of 36 percent. For those looking to invest in property in Jersey Village, commercial rental properties are a big thing.

Even though the demand for renting in Jersey Village is high, rent prices remain on the up. The average rent prices for the Houston Metro area are about $1,550, but Jersey Village is much higher at just over $1,900 per residence. That’s about $500 above the nation’s average, and the prices are only going up. For those looking to make a little extra on the side, a rental property could be an excellent investment.

As far as median home value goes in Texas, Jersey Village prices are right on target at about $265,000. However, the valuation of homes is on a decline. It’s dropped about 5.5 percent over the last year, and median home values are down to about $244,500, according to Zillow.

It’s definitely a buyer’s market in Jersey Village right now. If you’re looking for an investment property that will appreciate over time and earn you money, now is the time to invest. Things are dropping right now, but in about five years, the market will be back up. You’ll get to purchase a home at a lesser value and collect the appreciation in time.

Because Jersey Village is such a small town, there are few regular events and activities. However, there is a beautifully landscaped city park and an 18-hole golf course called Jersey Meadow Golf Course. A few restaurants in the area offer a variety of ethnic cuisine.
