Kingwood was first developed in 1971 by the Friendswood Development Company and got its name from King Ranch. Known as the “Birthplace of American Ranching,” King Ranch is one of the country’s oldest active ranches. It was founded in 1853 after Captain Richard King traveled from Brownsville to attend the Lone Star Fair in Corpus Christi.

While the population of Kingwood is just 65,000, there are more than 200,000 people living within a 10-mile radius of the community. Kingwood takes pride in its harmony with nature and you’ll find more than 500 acres of private nature preserves, 75 miles of hiking and biking trails (known as the “greenbelt”), dozens of beautiful lakes, and plenty of wildlife.

But don’t let the nickname fool you – living in Kingwood isn’t just about camping. It’s a thriving, modern community with major shopping and fine dining. There are also two private clubs – Kingwood Country Club and Deerwood Club. Kingwood Country Club host gatherings and world-class golf courses.

Real estate is booming in Kingwood. According to NeighborhoodScout, the median real estate price is $241,780, which is more expensive than 78.5 percent of other neighborhoods in Texas. The average rental price for homes in the master planned community is right around $1,600. That makes the Kingwood rental market higher than 90 percent of all neighborhoods in the state of Texas.

The vast majority of homes in Kingwood have three or four bedrooms and were built prior to 1989 – though there has been considerable construction over the last couple of decades (with 41 percent of homes built after 1990). The split between owner occupied and renter occupied homes is roughly 70-30.

For those interested in investing in rental properties, you should know that vacancy rates tend to hover right around zero percent, meaning positive cash flow is almost a guarantee.

In order to understand this master planned community, you have to understand the structure and setup. Kingwood is divided up into 25 distinct neighborhoods, which locals refer to as “villages.” Most of these villages have pools with free access to residents, as well as village-specific amenities and services. For example, many of the villages organize youth swimming teams in the summer and compete against one another.

Trailwood is the oldest village in Kingwood and was part of the original Friendswood Development in 1971. Newer villages – many of which still involve new construction – include Barrington, Kings River, Kingwood Greens, Kings Point, and Royal Shores.

As a side note, many neighborhoods outside of Kingwood are unofficially recognized as part of Kingwood. For example, Oakhurst doesn’t pay Kingwood Service Association fees, but was developed by Friendswood Development and is considered part of the community.

Kingwood is a very connected community, which means there are a number of attractions, amenities, and events for all ages and interests. Here are a few highlights:

• As mentioned, there are more than 75 miles of hiking and bicycle trails, which makes outdoor activities very popular during the warmer months.
• Throughout the year, there are a number of popular events in and around Kingwood. Most of these are held in Town Center Park, including the Mardi Gras parade and fair, Picnic in the Park (held the day before Easter), spring and fall Auto Shows, Fourth of July festivities, and Christmas in the Park.
• For those who enjoy water activities, such as boating and fishing, Lake Houston wilderness park is a popular destination during the spring and summer months. It’s accessible from many different locations in and around Kingwood.
• If you like to be near the water, but not in it, Kings Harbor Waterfront Village is the place for you. This high-end shopping center has a variety of boutiques, shopping, and fine dining. During the summer months, there are weekly live music concerts.
• Stuck indoors with the kids on a rainy day? You may enjoy Fun Little Tykes indoor playground, the Jumpalooza inflatables gym, or black light mini golfing in nearby Humble.
